Monthly property sale contracts, completed transfers, declared transaction values and non-Cypriot buyer shares for the five districts of the Republic of Cyprus, compiled from the statistical releases of the Department of Lands and Surveys.
Two definitions matter when reading the table. Contracts of sale are contracts deposited with the Department in the stated month, which makes them a forward indicator of demand. Transfers are completed changes of registered ownership, which typically lag their contract.
They are not two views of the same transactions in the same month, and the two columns should not be compared as though they were.

The figures below are Republic-wide: totals and averages across all five districts of the Republic of Cyprus combined. They are national aggregates, not typical values for any one district or property. District-level detail follows in the table.

Avg declared value is total declared value divided by properties transferred, calculated by Cyprus Gate. Non-Cypriot share is the share of those transfers going to buyers who are not Cypriot. Famagusta refers to the areas of the district under the effective control of the Republic.
What this shows. Limassol led on both volume and growth, recording 695 contracts and a 20.0% year-on-year increase, and carries the highest average declared value at €322,968. Paphos recorded the highest non-Cypriot share of transfers at 43.8%, against 8.6% in Nicosia. Famagusta was the only district to record a fall in monthly contracts, at 3.2%, while remaining 10.5% ahead year to date.
Nicosia recorded more transfers than contracts in the month, and the highest transfer count of any district at 602. Because transfers lag their contracts, that reflects earlier activity completing rather than current demand.
Figures are compiled from the monthly statistical releases of the Department of Lands and Surveys of the Republic of Cyprus. The Department reports contracts of sale, completed transfers and foreign buyer activity in separate files, in two languages, and in formats that change between releases. Cyprus Gate parses those releases into a single dataset, derives the district-level measures the Department does not publish directly, and republishes the whole series.
Data covers the areas under the effective control of the Republic of Cyprus. The Department advises against comparing foreign buyer figures before 2018 with later periods.
Contracts and transfers are not two views of the same transactions in the same month. A district can record more transfers than contracts, or the reverse, without either figure indicating anything unusual.
Contract counts, transfer counts, total declared values and non-Cypriot shares are taken as published. Average declared value per property, year-on-year changes and year-to-date totals are calculated by Cyprus Gate from those published figures, and can be reproduced from the source releases.

2,040 property sale contracts were deposited across the five districts of the Republic of Cyprus in July 2026, an increase of 11.4% on July 2025. Contracts of sale are a forward indicator; completed transfers of ownership typically lag them.
Limassol recorded the highest volume in July 2026 with 695 contracts of sale, and the largest year-on-year increase at 20.0%. Larnaca recorded 436, Nicosia 423, Paphos 395 and Famagusta 91.
Non-Cypriot buyers accounted for 23.3% of properties transferred in the Republic of Cyprus in July 2026, of which 54.8% went to buyers from outside the EU. The share varies sharply by district, from 43.8% in Paphos to 8.6% in Nicosia.
The average declared value per property transferred in July 2026 was €213,749. Declared value is the amount recorded for transfer fee purposes rather than an appraised market value, and the average reflects the mix of properties transferred in the month rather than a price level.
