What does this Famagusta guide cover?
This guide covers Ayia Napa, Protaras, Paralimni and the free part of Famagusta district, inside the Republic of Cyprus. Varosha and the occupied area are outside this guide. Cyprus Gate does not cover northern Cyprus.
Who does Famagusta suit?
It suits holiday and seasonal use, retirees who want the sea, and investors who accept tourism-led demand. It is not the default for a full family move if schools and year-round services matter more than the beach.
How do prices in Famagusta compare with Limassol?
Entry prices are generally below Limassol, with a wide gap between a village house and a new seafront apartment. This guide does not publish an average. Read the latest Cyprus property price index for new-build and resale context, then test any asking price against comparables for that property.
Does buying in Famagusta give me residency?
Buying here does not by itself give you residency. Tax status and any residence route are separate from the purchase contract. Start with the tax and residency hub. If your spouse is an EU, EEA or Swiss citizen, read the EU spouse residency route. Confirm your own position with a licensed adviser. Cyprus Gate does not give immigration or tax advice.
What should I check before I buy in Famagusta?
Check title deeds, planning permits and common expenses before you commit. A village house and a new seafront apartment do not carry the same paperwork. Cyprus Gate does not check permits or title deeds. Instruct a lawyer who does. Read Title Deeds in Cyprus and the due diligence guide.
I am moving to Famagusta with my children and considering a British or English-medium school. Where should I start?
The government-controlled part of Famagusta is a thinner English-medium market than Limassol or Nicosia. Do not choose the district for the beach alone if a British or English-medium pathway is essential. Confirm each school on the current Ministry of Education private-school lists, request fees and entry rules from the school, and keep housing flexible until a pathway is realistic. Cyprus Gate does not rank schools or place children.

Where is the city of Famagusta, and where can a buyer actually purchase?
Ammochostos, the Greek name, means buried in sand. The Famagusta Municipality says that name has been in use since the 4th century AD. The city sits on the east coast, in the bay of the same name. English still uses Famagusta, the name from the Frankish period. Older names were Salamina, then Arsinoe, then Constantia. The municipality records that on 14 August 1974 the Greek Cypriot inhabitants were forced to flee, and that the biggest part of the city has stayed closed since. Varosha is the area outside the historic centre. A brochure that says Famagusta is not a brochure for that city. This guide is Ayia Napa, Protaras, Paralimni and the free part of the district, inside the Republic of Cyprus. Cyprus Gate does not cover the sealed city or the occupied area.
Why does the free coast still trade on tourism rather than a year-round city?
The municipality’s account of the city before 1974 is a tourism city, not a price list for today. From 1960 until 1974 the sandy beach made Famagusta a major holiday resort. It was then the island’s leading tourism centre: of about 100 hotels on the whole island, 45 were in Famagusta. The port was the main port of Cyprus. The population of the city was about 40,000, and it was the third largest city on the island. That economy is not what a buyer of a flat in Protaras or Paralimni is buying into. The free coast still sells on the beach and on the season. Resale and year-round services are thinner than in Limassol. This guide does not publish an average, and it does not treat the 1974 hotel figure as a current count.
What is sealed off, and what should I do before I offer?
The municipality states that the biggest part of the city remains closed, and that the lawful inhabitants have not been allowed to return. UN Security Council resolution 550 (1984) treats attempts to settle any part of Varosha by people other than its inhabitants as inadmissible, and calls for the enclosed area to be transferred to United Nations administration. Resolution 789 (1992) urges that Varosha be placed under the UN Peacekeeping Force. A sealed plot, a pre-1974 hotel, or a Varosha pitch is not a purchase in this guide. Buy only in the government-controlled area. Cyprus Gate does not check title deeds or permits. Instruct a lawyer who does, on the property in front of you. Read Title Deeds in Cyprus and the due diligence guide.
Which Famagusta Municipality can I contact in the Republic?
After 1974, 9 of the 39 municipalities of Cyprus stopped exercising their usual municipal powers. They keep their legal status in the non-occupied areas of the Republic, where they run temporary offices. Famagusta Municipality’s office is in Limassol: 138 Archbishop Makarios III Avenue, 3021 Limassol, P.O. Box 51682, 3507 Limassol, telephone 25 33 97 57, info@famagusta.org.cy. That office is not the planning authority for a flat in Ayia Napa, and it is not a substitute for your lawyer. For the municipality’s own account, read Famagusta. Our story. Our history.
