A jointly owned building is one registered as such under the Immovable Property (Tenure, Registration and Valuation) Law, Cap. 224, together with registered building regulations or the statutory standard regulations where none are registered.
Before you buy, your independent Cyprus lawyer should confirm the building’s registration status at the Land Registry and whether regulations appear on the register. Owner duties also matter: you maintain your own unit, must not damage the building or other units, and alterations are restricted without the required consents.
