There is no single place to see every property for sale in Cyprus. The market is fragmented across classifieds, aggregators, individual agencies and developers, and each of those sources sees a different slice of it.

For resale property, no portal is complete. The same property often appears on several sites at different prices, and listings stay up long after the property has sold.

For new builds, the developer's own site and sales office are the only current source. Availability, phase pricing and payment schedules change faster than any portal updates.

Every source shares one limitation: they show you what sellers are asking, never what buyers actually paid.

Where Cyprus Property Is Actually Listed

General classifieds

Cyprus has a large general classifieds market where private owners list directly alongside agents. This is the one place a genuine private sale is likely to surface, and it is often the cheapest listing route, which is exactly why the quality is uneven.

Expect minimal verification, photographs of varying usefulness, incomplete information on title and planning status, and a meaningful proportion of listings that are no longer available. It is worth searching and it is not a substitute for anything.

Professional aggregators

Several portals aggregate listings from estate agents and developers rather than from private owners. home.cy is one of the more structured examples, carrying listings from agents, developers and other property professionals. Others in this category include Dom, Index and a number of long-standing Cyprus property sites.

Data quality is generally better than on classifieds because the listings come from businesses rather than individuals. The trade-off is duplication: one property listed by four agents appears four times, sometimes at four different prices.

Individual agency websites

Larger agencies and franchise networks run their own sites, as do a long tail of local independents in each district. Each one shows the properties that agency is instructed on, which is a fraction of the market.

Searching agency sites individually is slow and gives you a partial view each time. It is worth doing only when you have narrowed to a specific district and want to reach the local firms that never bother to syndicate.

Developer websites, for new builds

Aggregators do carry new developments, but their information ages quickly. Which units remain, what the current phase price is, and what the payment schedule looks like all change on a timescale that portal listings do not track.

For anything new or off-plan, treat the developer's own site and sales office as the authoritative source and treat portal listings as an index of what exists, not as current availability or current pricing.

The obvious caution applies. Once you are speaking to the developer's sales office, everybody in the conversation is on the seller's side of it.

What is not listed anywhere

A part of the market never reaches a portal at all. Estate disposals, succession sales, owners who will sell but do not want the fact advertised, and assets circulated privately between agents and their known buyers. This is covered in off-market and super-prime property.

Everything is an asking price

Portals list what sellers hope to achieve. The Department of Lands and Surveys records what was actually transacted, by district, every month. We compile those releases and publish the full series, which is the only way to test whether an asking price is reasonable.

Duplication makes the market look larger than it is

Because agents list the same property independently, a search returning two hundred results may represent far fewer actual properties. Without deduplication you cannot tell how much genuine choice you have.

Nothing on a portal is verified

Floor areas, title status, planning permissions and completion dates are supplied by the party selling. None of it is checked before publication, on any platform.
