We source property across the areas of Famagusta district under the effective control of the Republic of Cyprus: Protaras, Ayia Napa, Paralimni, Kapparis, Pernera and the surrounding villages. This is the island’s eastern resort coast, and the most seasonal of the markets we cover. Supply is concentrated in a small number of coastal settlements, holiday and short-let demand drives much of it, and the gap between a peak-season yield and an annual one is wider here than anywhere else in Cyprus. Zero developer obligations. Zero conflicts of interest.
A short brief. You receive your analysis within two working days.
The eastern coast is a resort market, and resort markets are where the distance between a marketed return and an achieved one is widest.
Three features make independent assessment more consequential here than in the city districts.
Demand is seasonal, and the arithmetic is routinely presented at its best. A yield quoted on peak summer rates will not survive a Cypriot winter. Annual occupancy is the number that matters, and it is rarely the number offered.
Short-let registration has tightened. Establish the registration position before the offer, not after.
Scope is a live question in this district specifically. A buyer researching Famagusta property online will encounter listings and guidance that are not precise about scope. Establishing that a property sits in the areas under the effective control of the Republic of Cyprus is the first question, not a detail.
Cyprus Gate holds no property inventory and takes no seller commissions. Our fee is fixed and does not vary with the purchase price, so nothing in how we are paid depends on an optimistic occupancy assumption.
Protaras. The principal family resort, with villa and apartment stock, and the largest supply pool in the area we cover.
Ayia Napa. The best-known resort on the island, apartment-led and strongly seasonal.
Paralimni. The administrative and residential centre inland of the resorts, and the part of the area with a genuine year-round community rather than a holiday population.
Kapparis. Coastal, north of Protaras, largely holiday housing.
Pernera. Small coastal resort adjoining Protaras.
The inland villages. Frenaros, Liopetri, Sotira, Avgorou, Deryneia, Vrysoulles and the surrounding settlements. Sales are occasional and the market is principally local, which means comparable evidence is thinner and more important.
All within the areas under the effective control of the Republic of Cyprus.
A holiday apartment in Protaras is a different purchase from a home in Paralimni, or a house in Frenaros.
The areas of Famagusta district under the effective control of the Republic form the island’s eastern resort market, centred on Protaras, Ayia Napa and Paralimni. It is the most seasonal market of the five, with supply concentrated in a small number of coastal settlements.
The inland villages, including Frenaros, Liopetri, Sotira, Avgorou and Vrysoulles, see occasional sales and serve principally a local market.
Achna, Avgorou, Ayia Napa, Ayia Thekla, Cape Greco, Deryneia, Fig Tree Bay, Frenaros, Kapparis, Liopetri, Makronissos, Nissi Beach, Paralimni, Pernera, Protaras, Sotira, Vrysoulles.
Protaras and Ayia Napa behave as holiday markets; Paralimni and the inland villages behave as residential ones. Buyers frequently conflate them and underwrite one on the other’s assumptions.
Occupancy across a full year, not a nightly rate multiplied optimistically. The difference determines whether a purchase works.
Short-let registration, the acquisition permit for third-country nationals, and the scope question specific to this district.
New-build is a significant share of coastal supply here, and developer delivery record and title deed history determine whether a deed is ever issued.
Cyprus Gate holds no property inventory and takes no seller commissions. The fee is fixed and does not vary with the purchase price.

Purchasing for personal use with some letting, where the question is how much the letting realistically offsets.
Where the seasonal profile is the entire analysis, and where short-let registration determines whether the plan is viable at all.
Generally Paralimni and the inland villages rather than the resorts, for year-round community and schooling.
Famagusta is the smallest and most seasonal of the markets we cover. Larnaca offers coastal property with year-round demand and airport proximity; Paphos offers a far deeper resale market and an established expatriate community; Limassol offers the prime market and the strongest long-let demand.
Our comparative analysis assesses districts against your profile, budget and regulatory position rather than against each other in the abstract.

UK nationals can buy property in the Republic of Cyprus, including in the areas of Famagusta district under its effective control. Since Brexit they do so as third-country nationals, which requires an acquisition permit before the property can be registered in their name.
Rental demand on the eastern coast is strong but heavily concentrated in the summer season. Underwriting should use realistic annual occupancy rather than peak nightly rates, and should establish the short-let registration position before the offer.
The Cyprus Property Price Index publishes the CYSTAT median for calendar year 2024, from the House Price Index 2015 to 2024, published December 2025: EUR 1,757 per square metre in Famagusta and EUR 1,933 per square metre in Larnaca. The Famagusta figure covers the areas under the effective control of the Republic of Cyprus, including Ayia Napa, Protaras and Paralimni. It is not a figure for the district as a whole.

Protaras is a coastal resort with villa and apartment stock and a largely seasonal population. Paralimni is the administrative and residential centre inland of the resorts, with a year-round community. They suit different purposes and should not be underwritten on the same assumptions.
