Cyprus has no annual property tax. That does not mean ownership is free. After you complete, the real bill is electricity, communal fees, municipal rates, water and insurance, and those line items swing hard with property type.
The purchase price is not the ownership cost
The immovable property tax was abolished in 2017 and has not returned. Ongoing obligations are utilities, local municipal rates, and communal fees where a complex charges them. Electricity is the usual surprise
Generation relies on imported fuel, so delivered household electricity sits near €0.32 per kWh after fuel adjustment, network charges, levies and VAT. Do not budget from the 10 to 11 cent base tariff alone. Air conditioning in summer and electric heating in winter drive the bill; poor insulation makes it worse. Solar PV with net metering on many new builds can cut exposure.
Indicative 2026 owner-occupied, year-round electricity: about €1,200 to €2,400 for an apartment, and €2,400 to €5,000 or more for a villa with a pool.
Communal fees often swing more than district
Your share is usually by floor area. A basic small complex can run €30 to €50 a month. An amenity-rich resort villa can reach €250 to €400 a month. Coastal gated communities in Limassol, Paphos and the Famagusta area tend to sit at the top end. District matters less for running costs than property type.
A simple monthly picture
A modest apartment often totals about €80 to €150 a month all-in. A large villa with a pool often totals about €250 to €400 a month before electricity peaks. Add municipal rates (typically €90 to €300 a year), metered water, and buildings insurance if you insure (common when mortgaged).
Two checks before you commit
Ask for the communal-fee history and whether the complex holds a sinking fund for major repairs. Instruct an independent Cyprus lawyer, not the seller’s or developer’s, to confirm there are no inherited municipal, utility or communal arrears before completion. Pair that with a clear view of VAT, transfer fees and closing costs so acquisition and ownership sit on one sheet.
