I need an advisor to implement the 60-day residency rule. That is how many UK buyers phrase the problem when they start looking for help with Cyprus. What they usually mean is Cyprus tax residency under the 60-day rule, not a visa filing and not the permanent-residency investment route on its own.
This post sets out what that phrase covers in 2026, what changed on 1 January 2026, where a buyer-side property advisor sits, and where licensed tax and legal professionals take over. It is general information for UK buyers considering Cyprus, not tax or immigration advice.
Tax residency is not immigration and not permanent residency
Three labels get mixed together in search and sales conversations:
- Cyprus tax residency is a tax-year status under Cyprus tax law. The usual routes are the 183-day rule or the 60-day rule. It is about where you are taxed as a resident, not about a stamp in a passport.
- Immigration / residence permits (for example a Pink Slip temporary residence card, or other Civil Registry routes) are about lawful stay. They are handled by licensed immigration professionals. Cyprus Gate does not file those applications.
- Permanent residency by investment (often discussed as Regulation 6(2)) is a separate immigration status linked to a qualifying investment. It does not, by itself, make you Cyprus tax resident.
If your search is really about tax residency under the 60-day rule, start with the conditions below. If it is about a permit or permanent residency paperwork, engage a licensed immigration lawyer directly. Cyprus Gate stays on the property decision.
The four 2026 conditions for the 60-day rule
All of the following must be met in the same calendar year:
- At least 60 days in Cyprus.
- No more than 183 days in any other single country.
- Cyprus business, employment, or a directorship in a Cyprus tax-resident company, and that arrangement is not terminated during the year.
- A permanent home in Cyprus, owned or rented.
What changed from 1 January 2026: the old fifth condition (you must not be tax resident elsewhere) was removed. You can now qualify for Cyprus tax residency under the 60-day rule even if another country also treats you as tax resident. Dual residency is then resolved under the relevant double tax treaty tie-breakers, not by an automatic Cyprus-only rule.
Non-dom status in Cyprus is separate. Qualifying as a Cyprus tax resident does not automatically give you non-dom treatment; that has its own criteria. Read the 60-day rule briefing and the non-dom material on the site for the property context, then confirm your position with a Cyprus tax adviser.
Why people look for an advisor to implement it
Implementation is not one form. Buyers usually need several pieces to move together:
- A home that can support the claim: a permanent residence you own or rent, suitable for the days you will actually spend in Cyprus, not a paper address.
- Business, employment, or directorship evidence: company or employment paperwork that continues through the tax year, typically with a Cyprus lawyer and/or corporate service provider.
- Day-count evidence: travel and presence records that show at least 60 days in Cyprus and not more than 183 in any other single country.
- Tax residency certificate and filings: obtained through a Cyprus tax adviser once the year conditions are in place.
- UK / HMRC residence questions: leaving or limiting UK tax residence is a separate analysis under the Statutory Residence Test and, where relevant, treaty tie-breakers. That sits with a UK-qualified adviser.
Searching for an advisor to implement the 60-day residency rule is therefore often a stack of professionals, not a single retainer that covers property, tax, and immigration.
What Cyprus Gate does, and what we do not do
Cyprus Gate is the independent buyer-side property advisor in that stack. We help you choose and price a home that can support a 60-day strategy, with no seller commissions and no developer inventory. We coordinate timing with your wider relocation plan through Relocation Planning and Residency Coordination.
We do not replace a Cyprus tax adviser or lawyer for the tax residency certificate, company or directorship paperwork, immigration filings, or UK/HMRC residence questions. Engage those licensed professionals directly and pay them directly. That split is deliberate: property decisions stay buyer-side and independent; regulated tax and immigration work stays with the people licensed to do it.
More on how we work: about independence. Practical questions are also covered in the FAQ.
Dual residency and UK SRT caution
From 2026, dual residency is more likely to appear in planning conversations because Cyprus no longer requires you to be non-resident everywhere else under the 60-day rule. Treaty tie-breakers decide residence for treaty purposes when two states both claim you. That is technical work for tax counsel, not a property brochure claim.
Separately, UK buyers must still look at HMRC’s Statutory Residence Test. Becoming Cyprus tax resident does not automatically end UK tax residence. Do not treat this article, or any Cyprus Gate briefing, as UK tax advice.
Next steps
Read the full 60-day rule briefing, then the relocation and residency coordination service page. If the property piece is what you need next, contact Cyprus Gate or request a brief. Bring your tax and legal advisers into the same timeline so the home, the company or employment piece, and the day counts are planned together rather than patched afterwards.
