Electricity: The Cost That Surprises Buyers
Electricity in Cyprus is among the highest-priced in Europe because generation relies on imported fuel. The residential base rate sits around 10 to 11 cents per kWh, but the all-in delivered rate is close to 32 cents per kWh (€0.32) after fuel adjustment, network charges, levies and VAT. Budget the delivered rate, not the tariff.
What drives the bill. Air conditioning in summer and electric heating in winter are the biggest drivers. Poor insulation costs more. Solar PV with net metering on new builds reduces the burden.

Monthly view. A modest apartment typically totals €80 to €150 a month; a large villa with a pool typically totals €250 to €400 a month before electricity peaks.
Communal Fees, Municipal Rates, Water and Insurance
Communal fees. Shared by floor area. Basic small complexes typically run €30 to €50 per month. An amenity-rich resort villa can reach €250 to €400 per month. This is usually the biggest swing between properties.
Municipal rates. Cover refuse, lighting and sewerage. €90 to €300 a year is typical. These are not a property tax.
Water. Metered. Cyprus is water-scarce. Apartments typically cost €120 to €240 a year; a villa with a pool or garden costs more.
Insurance. Not legally required unless the property is mortgaged. Around €40 a month is typical for a home.
Location Matters Less Than Property Type
Property type drives running costs more than district. Coastal gated communities in Limassol, Paphos and the Famagusta area tend to have the highest communal fees. Electricity is a national tariff.
Two Checks Before You Commit
Ask for the communal-fee history and whether the complex holds a sinking fund for major repairs. Your lawyer should confirm there are no inherited municipal, utility or communal arrears before completion.
